2024 Annual HOA Meeting - January 20th

Please put on your calendar the date of January 20th for the ANNUAL Ashton Wood HOA meeting for 2024. We will be having the meeting from 2PM to 4PM on January 20th at the Dacula Activity Bldg ( 2735 Auburn Ave., Dacula ) about 4.5 miles from the subdivision. This annual meeting will be different than recent annual meetings.

We will have time to socialize to get to know our neighbors. The agenda will include what the HOA is doing, 2024 budget, social calendar, receive input on what Ashton Wood neighbors would like and other items.

We will have light snacks and refreshments. If you want to bring some snacks it would be helpful. Let us know in advance so that we can plan properly. No alcohol is allowed at the Dacula Activity Bldg.

There will be a drawing for some prizes. The biggest prize will be a certificate for Full HOA Membership for 2024 or it can be used for 2025, if already 2024 is already paid. Full Membership gives access to Swim / Tennis. Must be a resident of Ashton Wood and present at the meeting.

This is a chance to get to know your volunteer board, neighbors and find out what is happening in our wonderful subdivision, volunteer to help out, and other items. If you have not been a member of the HOA, this is a chance to see the advantage of being a member of the Ashton Wood HOA. 

FULL HOA MEMBERSHIP Pool Party - August 12th

For the FULL MEMBERSHIP HOA members there will be a POOL PARTY on August 12th starting at 4PM. The social committee is planning to have Grilled hamburgers and hot dogs with chips, coleslaw, baked beans starting at 5:30 PM to 6:30 PM. Water and soda will be provided by social committee. It is okay to bring your own favorite beverage however NO GLASS containers. RAIN DATE is August 19th.

Rezoning - 2103 Braselton Hwy, Dacula

The building that is under construction from our entrance is currently zoned as O-I (Offices and Institutional ) The owners now want to RE-ZONE to C-1 ( Commercial Neighborhood friendly ). According to the notice mailed out, there are two public hearing dates: July 10th - 7PM ( Planning Commission ) and July 25th - 7PM ( Gwinnett Board of Commissioners ) . Both meetings will be at Gwinnett Justice and Administration Center - 75 Langley Drive, Lawrenceville. The Rezoning Case number is: RZC2023-00016.

If you disagree with the re-zoning, as many of our neighbors have stated, please attend the meetings. Also, send an email to our county commissioner and call his office. Matthew Holtkamp.

Ashton Wood - Gwinnett Water / Sewage

The septic tanks within Ashton Wood are generally 30 plus years old and some neighbors had to do extensive work to their septic systems. It would be great to have an option to connect to a sewer line instead of extensive work that would have to be done. There are neighbors who had to do extensive work to their septic tank already. What would happen if and when those fail? What would be the option if there is no sewer line to connect to?

Ashton Wood has petition Gwinnett County Infrastructure Support of Water Resources to study the possibility of installing a sewer line into our subdivision. It would NOT be required for everyone to immediately connect to the sewer line when it is installed. It would give each homeowner an option of timing of the sewer connection.

Right now, we are waiting for the county to get back to us with the correct information for the possibility and installation of the sewer line. After the information is received, we will call for an HOA meeting with the entire subdivision so that everyone has the correct information to work with. There is no need to work with rumors or old facts, we need the current information to work with.

We were told when the petition was given that the timeframe to do the study and get back could take 6 months to a year.

Ashton Wood - Gwinnett County DOT

Gwinnett County DOT has been spoken with regarding resurfacing the streets in Ashton Wood subdivision. Here is the email that was received after our discussion. In our discussion he indicated that their inspection of our roads would warrant all our roads to be resurfaced.

It was a pleasure speaking with you about your subdivision streets and thank you for accepting my apologies for not contacting you sooner.  Commissioner Holtkamp and Lewis Cooksey, Director of Transportation, had requested that I contact you in April and answer your questions regarding your neighborhood streets and I am sorry that I did not do that then.  Thank you for allowing me to explain our pavement evaluation process to you and share that we anticipate resurfacing your subdivision streets in 2025.  We typically advertise our resurfacing list of streets for bids in late fall and then the contractor(s) will begin work the following year around March or April.  We do not dictate their schedule of work, but we can encourage that certain roads be done due to events or projects that may be impacted by their traffic control and work progress.  Please feel free to save and share my contact information with your neighbors if they have any questions or concerns relating to transportation.

News Communications

The HOA is in the process of improving the communication method to our neighbors. The boards has been relying on the NEWS section of this website which generates an email to the list that has we have to get the news out.

As we start this suggested improvement process, which will take a few months, please be patient with us as we work on this. It will be in phases and may be modified as well.

We have decided on the first initial few steps of this improvement.

The first step is, we will post news on the PRIVATE Ashton Wood Facebook page. The Ashton Wood Facebook page is suppose to be dedicated to our neighbors only. We will post news on Ashton Wood Facebook page, and will decide on individual basis whether or not comments will be allowed. Neighbors who are not on Ashton Wood Facebook page can go to: https://www.facebook.com/groups/AshtonWoodNeighborsDaculaGA to apply. Our administrators will confirm that you are actually a neighbor in the subdivision. Our administrators do their best to screen applicants. For instance, they have had 15 plus people say that they live at one address that the administrators knew was incorrect. The house was for sell and not under contract.

The second step will be more time consuming and we will need your help. Our email listing needs to be updated, so we will be asking all the neighbors to go our Ashton Wood website and under contact - complete the form for the newsletter and give the appropriate information. There is now a section to give your actual physical address. Our plan is to purge the current email listing soon. The email list we have on the system really needs updating. The same news that is placed on our Ashton Wood Facebook page will be sent out over email. This will help those who do not want to do Facebook.

The third step, is to determine the best method to get newsletters out to those that do not use the computer. We will need your assistance on this. If you know a neighbor that does not use the computer for email or Facebook, please let us know, so we can determine how to handle hard copies of the newsletter.

Hopefully these improvements will be helpful to all. As mentioned earlier, it will take time and could be modified.

As a BONUS - when you confirm our current email address, we will send to you the NEW RESIDENT WELCOME PACKET for Ashton Wood. This was recently developed to help new neighbors.

Tennis Courts

Our voluntary HOA board and lots of neighbors are working hard to maintain our wonderful subdivision. All of us worked to get the pool updated and do some maintenance. We still have more to do and with everyone volunteering we will continue to improve. We really appreciate the attitude and helpfulness of everyone.

Now for some exciting information, the tennis courts will be resurfaced this summer, repainted and have new nets installed. Additionally, PICKLEBALL lines will be painted on the courts so that they can used for PICKLEBALL. The nets will remain the same for both, however the middle of the tennis nets will be able to lower to the PICKLEBALL height. Either way, it will be a great way to learn to play PICKLEBALL. The timeframe is something in July, if the weather holds up, so we will have to wait.

We will need some volunteers to help cut the tree limbs that are growing through the tennis court fence. We will send out a notice on the date to ask for help. The weeds in the tennis courts are pretty much dead, but please watch for them and weed eat them if you see any. Please minimize the use until we get the project completed.

The administrators will need to approve you once you have answered some questions. We get several request a week saying that they live at an address that we know is incorrect. This is common especially when a home goes up for sale.

POOL OPENING MAY 13th

The S/T committee and several volunteers have been working hard with the pool and it is ready to open on May 13th. The social committee has organized a pool party for the ENTIRE ASHTON WOOD SUBDIVISION ( all our great neighbors ) to come to the pool at 11AM. This will be a great time to meet neighbors, socialize, EAT ( very important ), play games and get into the water. If you have not joined the S/T or want to change your membership from BASIC to FULL - we will have HOA board members available to get you set up.

Come and enjoy the pool. We have made several improvements and there will be more announcements later on.

Pool Opening Date / Subdivision Wide Pool Invite

The Social Committee has been very active in the planning of several items for Ashton Wood. They have worked hard for the pool opening date, that is currently scheduled for May 13th. The entire subdivision is welcome to come to the pool at 11am on May 13th. They are planning to have food for the event at 11:30am to 1:00pm. Then the games start and continue until 3pm. Great way to meet your neighbors and socialize.

We should have the S/T badges passed out before then however if we miss you - you should be able to pick them up at the party.

Ashton Wood Community Wide Garage Sale

We are getting ready for the community wide yard sale. This is a repeat of the announcement last month.

We have scheduled May 6 as the Garage Sale day. Several individuals requested that we do not limit the hours as some homeowners wanted to do it longer. There is also an estate sell going on at the same. Lots of items to chose from.

The HOA has posted a banner at the front entrance and some directional signs. It will up the homeowner to place a sign or balloons in your yard to designate for the customers.

As always, be concern of safety. Do not let people into your home or allow them roam around the house. Be aware of the activity of the individuals on your property.

Appreciate everyone participating on this event. It is you the neighbors that make this subdivision fantastic.

Ashton Wood HOA General Info

Ashton Wood HOA consist of all volunteers who want to help keep the subdivision an exceptional place to live and own a home. The attitude and helpful nature of all the neighbors is a tremendous help to achieve this goal. The more neighbors we have join the HOA ( either Basic $120 or Full Membership $450 yearly ) helps the HOA to keep the maintenance of the areas, taxes, etc. Contact the board via the website if you need information.

The next meeting of the HOA will be on June 12 at 7PM at the pool if the weather is good.

The pothole located at the intersection of Ashton Ridge and Ironwood Briar was recently repaired by the county. Any homeowner who sees a pot hole in the subdivision does not have to wait for the HOA. You can contact Gwinnett Transportation at 770.822.7474 and give the location. We have spoken with the county about resurfacing the streets in Ashton Wood. We were advised that a list of approved resurfacing projects for 2023 will coming out shortly.

We in the process of gathering quotes for the update of the tennis courts. We are limited on our funds so we will need to stay within the budget.

The Pool Work day is scheduled for April 29th at 9AM. Take a look at the announcement for this in another news article. We need volunteers to help out with this.

Any street light that is out in Ashton Wood, you can call Jackson Call, 1-800-462-3691 and select Option 1, then follow the instructions. You will need provide the pole number of the light is installed on.

The Social Committee is working hard to bring activities to the subdivision for all age groups. There are several volunteers on the committee and each of them are enthusiastic about the plans. Watch the Ashton Wood FB page for current news on this committee.

You can receive emails from the HOA when we update the NEWS section of the website. If you are not receiving emails from HOA, please update us on your email address under CONTACT info. You will need to provide your address so that we can confirm you live within Ashton Wood.

The county commissioner who represents us is Matthew Holtkamp ( District 4 ). He is great representative and very responsive to questions and inquiries. Pool Work Day - April 29th

Pool season is rapidly coming upon us. Currently, it is scheduled for April 29th at 9 am. Watch the Ashton Wood FB page for current information incase the weather does not cooperate. The goal is to open the pool on May 13th. We have some maintenance work being done.

We need volunteers to assist on the projects.

We will have two phases for the pool work day.

Phase 1: If the cover is not taken off already, we will need help getting it off, putting out furniture and general cleaning of the bathrooms, furniture, etc.

Phase 2: We have landscaping to take care of such cutting the monkey grass between the parking lot and building. Trimming the bushes to a lower height and away from the building. We hope to have a access to a pressure washer to clean the building exterior walls. The hillside next to the pool is to be cleaned by our landscaper however if we can do some items, it would be helpful.

Not sure how much landscaping we can get done, as it will be ongoing. Any and all help would be appreciated.

Ashton Wood Yard of Week

Hello Members of the Ashton Wood Homeowner’s Association!

It is almost time to resume the YARD of THE WEEK (YOW )

It will kick off on Sunday April 30 and go through the last Sunday of August.

We need at least 2 more people individuals ( and you are welcome to have your family or friends to help you select the winner ) to volunteer to help us select the YOW. This would mean each volunteer group will only have to choose approximately 4 YOW-houses before August ends. ( Commitment is only for one month )

If you would like to help for the vote, please comment on Jami Whitley - Ashton Wood Facebook page. She will fill you in on the simple rules. The selection of YOW can be done on a quick walk or drive thru the neighborhood.

April HOA Meeting - April 2023

The Ashton Wood HOA Meeting is to be held on April 10th at 7PM for approximately one hour. The meeting is in person and offered as a ZOOM Meeting as well. The last meeting we were privileged to have several homeowners present.

The address for the meeting will be 2920 Ironwood Briar Drive and will be hosted by Pamela Henderson. She has offered the use of her outside covered porch, which will be cat free.

We will be discussing several items such as budget, plans for maintenance of items, social activity, etc. We will attempt a format where any homeowners present can give their input during the particular subject instead of waiting to the end. Time is limited so we will need to control the discussion time.

Easter Egg Hunt - UPDATE

Ashton Wood HOA Social Committee is hosting a Easter Egg Hunt on Sunday, March 26 at 3 PM. The date change is due to expected heavy rain on Saturday. All children ages 12 and under are welcome to participate. The event will be at 2841 Ashton Tare Ct and neighbor yards. The Ashton Wood Facebook page will be the most current location to get information. We will also have information available to give anyone about levels of HOA Membership for 2023.

2023 HOA MEMBERSHIP

Reminder ! The membership drive for Basic and FULL ( Swim / Tennis ) is in process. Without the membership and volunteering, we would not be able to have a fantastic neighborhood. Every membership helps to pay the taxes, landscape, maintain the common areas, insurance, utilities, etc. Nothing is free. The FULL membership helps with the same items but also helps keep the pool operational and the tennis courts up. We have plans but need more funds to help repair the tennis / pickle ball ( planned ) courts. 

The BASIC membership is $110 if paid by April 1st. After April 1st - the rate is $120.

The Full membership is $400 if paid by April 1st. After April 1st - the rate is $450.

General Maintenance & Safety

Good day neighbors, we need your assistance on helping keep our subdivision pristine and safe. We have requested information Gwinnett County for some road maintenance, which we will keep you up to date on. Attempting to get a pothole repaired at Ashton Ridge and Ironwood Briar plus checking to see how we can get on the list for repaving.

In regards to street lights, as you drive around at night in the subdivision, if you notice any street light out, please call Jackson EMC and give them the pole number so that they can come to repair. Call 1-800-462-3691 and select Option 1, then follow the instructions.

Also, please advise all the drivers in your household of the speed limit ( 25 mph ). We have several children in the subdivision now and weather gets warmer, people will be getting out to walk. We have also seen cars passing others as they are driving out. I personally have had one pass me on the left as I was turning left into my driveway.

HOA MEETING - March 2023

It felt good to get back to some normalcy for our meetings. Zoom serves it purpose but cannot replace the face to face relationships that we all cherish. We are looking at a Zoom Link for those that cannot make the meeting in person. Our goal is to continue in person meetings, which are generally more productive.

The March meeting will be on March 20th at 7 pm. The meeting will be hosted by Claudia and Michael Thomason at 2930 Ironwood Briar Drive. 

We will continue to stream lining of the operation of the HOA. We are discussing plans for Ashton Wood subdivision for the enjoyment of everyone.
